Operators of commercial properties, such as the Rathaus Center Pankow in Berlin, are under the pressure of rising energy prices and a massive need for the modernization of existing HVAC systems. At the same time, uncertainties regarding the actually achievable energy savings complicate the predictability of investment decisions in building climate technology. The goal of plant operators is to reduce operating costs, monitor system performance transparently, and ensure a reliable return on investment when refurbishing outdated ventilation systems.
Integration Of EC Fans And Digital Monitoring
To solve these operational challenges, the shopping center opted for a technological retrofit concept. As part of the modernization, the outdated fans of the existing ventilation systems were replaced by highly efficient EC fans. This hardware was connected to a digital ecosystem that continuously records and evaluates operating states, energy consumption, and further savings potential. The data-driven optimization function makes it possible to analyze system performance in real time. The technical implementation is complemented by a novel energy efficiency guarantee based on analytically determined real-time operating data, which financially secures deviations between predicted and achieved energy savings through the insurance company Great Lakes Insurance SE.
Planning Security And Demonstrable Energy Savings
The combination of mechanical retrofit, continuous data acquisition, and performance guarantee significantly reduced the investment risks for the operator. By solely replacing the fan technology, up to 50 percent of energy can be saved in such industrial and commercial applications, while additional digital optimization functions can increase this value to up to 70 percent depending on operating conditions. In the specific use case of the Rathaus Center Pankow in Berlin, the modernization of the building climate control technology led to a demonstrable energy saving of 46 percent. Further implementations at Deutsche Messe AG in Hanover and the Diakonie-Klinikum Stuttgart prove across industries that the use of EC fans in conjunction with digital operational monitoring significantly increases energy efficiency and enhances the operational reliability of the systems.
