Seiko Electric, a leading company in power, environment, and energy solutions, has successfully achieved Net Zero Energy Building (Net ZEB) status at its Koga Engineering Building in Fukuoka City, Japan. EnOcean-based wireless sensors and switches are crucial to this sustainable and innovative success, enabling building automation and energy optimization.

“Achieving this Net Zero Energy Building status marks a significant milestone for sustainability. And it reflects the innovative use of cutting-edge edge information and control technologies. Reducing primary energy consumption
By integrating solar power generation with an energy storage system and advanced energy management technology, Seiko Electric reduced primary energy consumption by 58% at the Koga Office Factory and Engineering Building. The company further optimized energy use by enhancing the building’s insulation, utilizing natural energy sources, and implementing a highly efficient climate control system. As a result, the building achieved an overall energy savings of 57%, earning the highest ratings from Japan’s Building-Housing Energy-efficiency Labeling System (BELS) and the Comprehensive Assessment System for Built Environment Efficiency (CASBEE).

EnOcean-Powered Smart Controls
To enhance efficiency and user comfort, the building features a WAGO-DALI lighting control system and task-based climate management. “EnOcean-based wireless sensors and switches play a crucial role in this setup, enabling seamless automation and energy optimization. The sensors monitor temperature, humidity, and lighting conditions, ensuring real-time adjustments for maximum comfort and efficiency,” emphasizes Florian.

EnOcean switches, installed on every floor, provide users with convenient, battery-free control over lighting, air conditioning, and ventilation. Their integration prevents unnecessary energy waste by ensuring that devices automatically switch off when not in use.

A Blueprint for the Future
As a Net ZEB reference project, the Koga Engineering Building serves as a model for future office developments. It demonstrates how energy savings of 50% or more can be achieved through innovative building design and intelligent energy management. “By leveraging wireless and battery-free EnOcean solutions, Seiko Electric not only enhances operational efficiency. They also contributes to a more sustainable and comfortable workplace. This success story underscores the potential of smart building technologies.
