Complete modernization includes cabs, engines, signaling, call buttons, doors and installation of Compass 360 destination dispatching.

Otis Brazil to Modernize Elevators in São Paulo’s Iconic Birmann 21 Building

Otis Brazil provided the original elevators for the Birmann 21 building in São Paulo when it opened in 1998. Now Otis Brazil will modernize all 13 elevators by bringing them the latest technology and adding its newest destination dispatch system. Otis (NYSE: OTIS) is the world's leading manufacturer, installation and service company for elevators and escalators.

“This is one of the biggest modernizations in the history of Otis Brazil and a major milestone for the company. Otis manufactured and installed the original elevators and has maintained them since. Now we are proud to modernize all of the equipment with our fastest elevators in the country, reaching 7 meters per second,” said Fernando Peiter, Otis Marketing and Sales Director for Latin America. “We will update the motors, cabs, signage, call buttons and floor landing doors with our most advanced technologies. We will also install our Compass 360 destination dispatching, which will help passengers get to their destinations more efficiently.”

Of the elevators being modernized, 11 will be Otis SkyRise units, Otis’ most advanced high-rise elevator. SkyRise elevators combine a refined passenger experience with state-of-the-art elevator technologies.

In addition, one of the building’s elevators will be completely replaced by an Otis Gen2 machine room-less unit. The Otis Gen2 elevator platform redefined the industry with its unique, patented flat-belt drive technology that replaces conventional ropes and significantly reduces vibration, providing passengers and tenants a smooth, quiet ride and improved overall comfort. The Gen2 elevator, combined with a ReGen® drive and other features like LED lighting, reduces overall energy consumption by 75% under normal operation compared with conventional systems with non-regenerative drives.

The Compass 360 technology is a virtual concierge that uses SmartGrouping technology to reduce travel time by grouping passengers by destinations and zones. It offers features like Otis’ advanced dispatching algorithm with newly designed fixtures, new way-finding signage and state-of-the-art capacitive touch technology with touchscreen entry devices.

With 27 floors and at 149 meters, the Birmann 21 building is one of the best-known buildings in São Paulo. In 2012, it received LEED® (Leadership in Energy and Environmental Design) certification, meeting worldwide standards for sustainability management, including energy efficiency, optimization of water consumption and waste recycling.
